Stef's Note: In my opinion, Jazz Residences is one of the best properties of the year. The location, just outside Makati Center (Salcedo Village) is really the main highlight. You usually will not find condos this inexpensive so close to Makati Central Business District (CBD). There are other closing costs that get paid after your Condo is turned over to you; However, this is typical with all real estate transaction, throughout the Philippines and even in other countries.
The closing costs can vary, depending on the different options you’d like, so once we find out what type of Jazz condo you want, and the available options, I can compute your expected closing costs for you.

I will be visiting Manila in December, and I was wondering if I would be able to apply for a loan during the 2 weeks I will be there? I’m of Filipino descent, but I’m of American citizenship. Do the banks take longer for non Filipino citizens?
Kumusta Reginald. The good news is that, in my experience, the local banks expedite loan applications for American citizens. The main requirement is that you have proof of a steady income source. I can liaise with you in dealing with a reputable bank. However, I don’t want you to feel rushed during your 2 week trip. Part of what we do is work as your liaison, so you don’t have to physically be here for 90% of the process.
I do think it a good idea to visit Jazz when you get here, and I can take you to see it, however, don’t worry about the loan yet, as we can reserve a unit without a loan.
