What do foreigners need to purchase Philippine property?

In general, most Sellers/Banks require the following:

1. Passport
2. Alien Certificate of Registration
3. Proof of Billing Address
4. Tax Identification Number (TIN#) *

* If you don't have a TIN, most Sellers will apply for a TIN prior to transferring the Title.  Make sure to ask the Seller if they will do this (each one is different).
